Rome is the place where the square meter is most expensive: 3.150 euros
Forget the fantastical offers of houses in Italy for €1. The study “Property in Italy”, which is now in its 7th edition and is published every two years, reveals that the price per square meter for residential properties in Italy remains quite high.
According to a report released by the Finance Department of the Ministry of Economy, the average is 1.385 euros. In practice, a 117 m² house would cost 162 thousand euros (around R$731 thousand at current prices).
The most expensive houses are in Rome, with properties costing between €323 and €740. In the Italian capital, the price per square meter is €3.150. In Milan, considered the financial capital of Italy, the price per square meter is €2.960, and the average property value is €261. In Naples, in the south, the price per square meter drops to €2.353.
The study used data relating to the 2016 real estate market. Compared to 2014/2015, the average value of a property in Italy fell by 1,8%.
According to the report, the regions where properties suffered a greater devaluation than the Italian average – above 3% – were Lazio, Liguria and Marche. In Tuscany, house prices fell by 2,9% and, in Veneto and Abruzzo, by 2,5%.
The exceptions are Lombardy, where property values remain stable, and the Trentino-Alto Adige region, the only region to record a 0,8% increase in prices.
Umbria, Friuli-Venezia Giulia, and Veneto are the areas where properties tend to be larger in Italy – averaging 130 square meters. Smaller properties, around 100 square meters, are more commonly found in Valle d'Aosta and Liguria. In Rome, the average is 103 square meters.
