Buying boom: foreigners compete for properties in areas to host the 2026 Olympics.

The proximity of 2026 Winter Olympics It is already having an impact on the Italian real estate market. With about three months to go before the start of the Milan-Cortina Olympics, there is growing interest from foreigners in properties in northern Italy.

Over the past ten months, these regions have experienced different dynamics compared to the previous year. The combination of the Olympic Games effect, the increased value placed on quality of life, the growth of international tourism, and the interest in Alpine areas has motivated many foreigners to seek a second home in Italy.

Most sought-after cities

Among the locations with the greatest increase in demand are Tambre, Cortina d'Ampezzo, and Belluno. The latter saw an 80% growth in searches compared to the same period in 2024.

In the province of Belluno, the average price of properties sought rose by 10,88%.

Trentino-Alto Adige leads in percentage growth. Interest in real estate in the region has increased by 57,6% in the last ten months. Bolzano, specifically, saw demand almost double, with a 97,7% increase.

Cities like Brennero, Senales, Tre Ville, and Riva del Garda also attract the interest of foreigners, especially Americans, Germans, and British. The majority are looking for apartments, which account for 55,42% of demand, a 30,52% increase compared to 2024.

The average property value in Trentino reached 600.170 euros, signaling a stable market focused on quality properties.

Milan in the spotlight

The capital of Lombardy is establishing itself as a national benchmark in the real estate market. The city attracts foreign investors interested in work, study, tourism, and business.

With the approach of the Olympics, the number of international visitors interested in extended stays and, consequently, in buying real estate has increased.

In Milan, Americans lead the searches, followed by Germans. Apartments are also the preferred option, accounting for 71,09% of requests—a 15% increase compared to 2024.

The average price of properties sought in the city is 1.436.443 euros, one of the highest in Italy.

In Veneto, the increase in property searches by foreigners was 6,11%. The main areas of focus are those related to... Winter Olympic gamesBelluno recorded a 15,84% increase in searches, while Verona — which will host the closing ceremony of the Olympics and Paralympics — saw an 11,18% increase.
